Modon Properties revealed two vibrant communities as part of Hudayriyat Island’s first phases of luxury freehold residences

The real estate development business Modon Properties is working to turn Hudayriyat Island's beach terrain into an incredibly gorgeous residential community that is unlike anything else. Two thriving communities were unveiled by Modon Properties, a division of Q Holdings, as part of the island's initial phases of premium freehold homes. 

The two projects, Nawayef and Al Naseem, will include upscale homes with expansive views of the waterfront and skyline of Abu Dhabi, as well as a calm, family-friendly neighbourhood. This is a component of the expansive island masterplan that was published the previous year to guide the city's urban growth. 

Across 84 distinct homes, Nawayef and Al Naseem will provide distinctive experiences that accommodate a broad range of lifestyles and living alternatives. Situated on Hudayriyat Island, the development has access to a stretch of immaculate beaches since it is surrounded by coasts. Investors in the two properties may be nationals or foreigners.

Inspired by the hills of Newport Hills, California, Nawayef is built on and around a 55-meter high hill with sweeping views of the Arabian Gulf and the skyline of Abu Dhabi. Every home in the complex is planned to take full use of these vistas, offering owners customised luxury and a calm, quiet living space. The vast living rooms of the 2,700sqm and 350sqm villas are flooded with natural light. The community has around 19 different types of villas that have been thoughtfully positioned to provide a genuine village feel.

World-class amenities will be available to residents, such as Surf Abu Dhabi, Velodrome Abu Dhabi, Marsana, the biggest urban park in the UAE, and a variety of sports and recreational facilities situated on Hudayriyat Island. In addition, the development offers more than 220 km of bike paths, appealing to both outdoor enthusiasts and sports aficionados.
