NewsAccording to the Dubai Land Department, private property owners in the Al Jaddaf neighborhood and along Sheikh Zayed Road (from the Trade Center Roundabout to the Water Canal) can now convert their properties to freehold ownership.
All nationalities are permitted to change the ownership structure. 329 plots in Al Jaddaf and 128 plots along Sheikh Zayed Road make up the 457 plots that can be converted to freehold.
Since the transfer necessitates filing an application to the Dubai Land Department in order to assess and value the land, owners of lands covered in the transfer can first confirm their eligibility for the transfer through the "Dubai REST" app.
A conversion fee equal to 30% of the property's valuation (based on gross floor space) will be charged after common area fees and service charges have been established in accordance with Real Estate Regulatory Authority rules.
Following payment processing, the converted property will receive a map and a freehold ownership title deed.
